residential development will, when fully
developed, include 170 building sites with a
typical dimension of 100’ x 180’. This property
is part of the Donelson farm, known as historic
Cleveland Hall, and is located between Old
Hickory Blvd and the Hermitage Golf Course, and
just down
the road from The Hermitage, Home of President Andrew
Jackson. The
development has all underground utilities
including gas, sewer and fiber optic phone
lines. There is an amenity area which includes
a tennis court, pavilion, picnic area and
children’s play facility.
Cleveland Hall Estates is highly restricted
regarding the quality and size of the houses.
Minimum living area of 2,800 square feet for a
one-story residence, or 3,000 square feet living
area for a story and a half or two-story
residence is required.
House and lot prices range from $300,000 to over
$500,000. Plans and other improvements must be
approved by the Cleveland Hall architectural
review committee before commencement of

HERE.) All driveways are to be concrete or such
other surface as may be approved by the
architectural review committee. All utilities
must be underground. A homeowners association,
activated in 2003, requires a reasonable fee of $40/month and
furnishes the following services:
Street
lighting;
Entrance
landscaping, lighting and
irrigation;
Amenity
area including a lighted tennis
court, child's play area, picnic
